For persons having judgments on their record and they inherit their parents properties upon death, the judgments will immediately attach to the property.
If the parents properties were placed in land trusts, the heirs would inherit the beneficial interests and any existing or future judgments would not attach.
As investors, these people should always buy properties directly into trust.
A better approach would be to have the seller deed the property into the seller's trust with your trustee and then buy the beneficial interest.
